Asphalt maintenance FAQ
HOW OFTEN SHOULD ASPHALT MAINTENANCE BE DONE?
Maintenance should be performed regularly based on specific tasks, such as sealcoating every 1-3 years and crack repairs seasonally. Routine inspections and maintenance can significantly extend the life of your asphalt surface.
WHAT IS THE AVERAGE LIFESPAN OF ASPHALT?
The average lifespan of asphalt can range from 15 to 25 years, depending on factors such as maintenance practices climate, and traffic volume. Regular maintenance can help push this lifespan even higher.
HOW CAN I MAKE MY ASPHALT LAST LONGER?
To maximize the longevity of your asphalt, implement a proactive maintenance schedule that includes regular sealcoating, timely crack sealing, and prompt repairs of potholes and other damages.
WHAT MAINTENANCE IS NEEDED FOR AN ASPHALT DRIVEWAY?
An asphalt driveway typically needs sealcoatiing every 2-3 years, annual inspection for cracks, immediate repairs for any damage, and addressing drainage issues to avoid
water damage. Maintaining proper load and traffic management is also crucial.
THEY JUST INSTALLED MY ASPHALT, WHEN SHOULD I HAVE IT SEALED?
Asphalt should be sealed the following year and then every 2-3 years after that.
WHAT TYPE OF SEALER DO YOU USE?
At our company, we use a high-quality premixed coal tar emulsion from Sealmaster of Louisville. We trust the professionals to get the mixture just right, ensuring the best results for your asphalt. The sealer is delivered to our 6000-gallon tank, which is housed in climate-controlled building. We take care of the application process, so the only time we handle the sealer is when we apply it to your asphalt.
HOW DO YOU APPLY THE SEALER AND WHY?
We spray. Spraying allows us to apply the sealer at a thickness that can only be achieved with multiple coats if it applied with brooms/squeegees. Spraying also eliminates the overlap marks that you get when seal is applied with brooms/squeegees.
WHEN IS THE BEST TIME TO SEAL ASPHALT?
There are a few factors when it comes to when is the best time. First the ground has to be dry with no rain forecasted for at least 6 hours after the seal is applied. Once the seal has flashed over, which on a typical Kentucky day will be 3-4 hours, rain will not be an issue. Another key factor is that ground temperature has to 50 degrees and rising.
